Closing Anniversary: Year 1

A year ago this week, we closed on our new home. It was an absolute whirlwind. We lived in our first home about 15 months, and although we knew it wouldn't be our forever home...we were anticipating spending a good 3 years there.

And then we stumbled across our new home on Zillow...and I loved it. We visited and loved it even more...and thankfully still love it today.

We joke that even though we soon will have been living in our new home longer than our first one...it doesn't feel that way. We went from a project house, to a house that needed absolutely nothing. I chose to paint the bathroom (from a off white to a gray) in the basement, but it certainly didn't need to be done. Other than that, we've had zero projects.

Why do we love this house? We learned sooo much about our loves/hates at our last house that when we saw this we knew it was what we wanted. Location, layout, looks...we just felt like it was "our" house. Living here has been a breeze so far.


But what have we accomplished?

-We've talked about our long term goals on updates for the kitchen/living room...planning for about 4-5 years from now.

-We've learned about gardening, lawn care, sprinkler winterizing and attic leaks.

-We've set up the new nursery for the new baby!

-But our biggest accomplishment of all is we have paid off 25% of our mortgage this year! This well exceed our goals and expectations for what we could accomplish for our first year in our house. With 75% of our mortgage to go...we are still aiming for having the house paid off in 4 years.

We've been working crazy hard on finding ways to save money and make money on the side of what we normally do. We follow the same action plan that we did when we first got married and worked to pay off the $100,000 of student loan debt. Tracking milestones like this is a huge part of what keeps us motivated on our journey to once again become debt free.

Things You Learn About The Newborn Phase The Second Time Around

Look, we've all been there. As a first time mom you are totally crazy. You need every little thing imaginable to be able to raise your baby. Your baby has more places to be set down than you have chairs for everyone  else in your house...crib, saucer, bumbo, highchair, rock-n-play, play mat, swing...you get my point.
Now second time around, you might just do things a little differently! Here are a few things I learned my second time around:


My biggest secret? Your baby wakes up less at night the lower you turn down the monitor volume.
Think on that a minute...does that make me a bad mom? No! It means that I'm not waking up at every little thing! And allows Pepper learn to put herself back to sleep on her own after playing/talking a bit.



Don't even bother buying a baby book or it will be filled with "Date baby laughed 3 months?"  Yep..the question mark is actually written in the baby book, because I'm not 100% sure when she laughed.

If you're anything like me, you want to find all kinds of activities for your kids to get involved in as a way to educate, entertain and cultivate their physical and mental growth. Music is such an important part of a child's life. Personally I believe that my involvement in music at a young age made me more successful and well-rounded! Due to involvement in choir, musicals and band I was able to gain confidence at a young age for public speaking, since I was familiar with standing in front of an audience.
